A roof replacement means the old roofing comes off so we can see the deck. We check the sheathing for soft spots and rot, replace what needs it, and only then build the new roof back up: ice-and-water membrane at the eaves and valleys, synthetic underlayment across the field, new flashing at every wall and penetration, and proper intake and ridge ventilation.
Roofing over the top of an old roof is faster and cheaper on the day. It also traps moisture, hides deck damage, and shortens the life of the new shingles. We do not recommend it in this climate.

What matters here in Oregon
Our rain does not test a roof in one storm. It tests it over a six-month wet season, day after day, at every seam and nail. That is why the details under the shingles matter more here than the shingle color.
Ventilation is the one most homes get wrong. Without balanced intake at the eaves and exhaust at the ridge, warm indoor air condenses on the underside of the deck all winter and rots it from below, even with a perfect shingle job on top.
North-facing slopes and anything under a fir canopy need a moss defense from day one: zinc or copper strips near the ridge, so runoff keeps the surface clear instead of you climbing up there every few years.
How it goes
The process, start to finish
- On-site inspection and written quote. We measure, check the deck access, and give you an itemized estimate with the materials named.
- Materials and schedule. You pick the shingle or panel and color. We order it and set a start date.
- Tear-off and deck repair. The old roof comes off, we inspect the sheathing, and repair any rot at the agreed price.
- Dry-in and install. Membrane, underlayment, flashing, roofing, and ventilation go on in order.
- Cleanup and walk-through. Magnet sweep for nails, haul-away, and a final walk with you before we call it done.
- Warranty. You get the workmanship warranty and the manufacturer paperwork in writing.

Good to know
How long does a roof replacement take?
Most homes in the valley are one to three days, weather permitting. Larger or steeper roofs and coastal wind delays can add a day.
Do I need a permit?
Yes, a re-roof permit is required in Oregon jurisdictions. We pull it and handle the inspection.
Asphalt shingles or metal?
Architectural asphalt is the common valley choice and the lower cost. Metal costs more up front, lasts longer, and sheds needles and moss better, which is why it is popular near the coast. We will price both.
What warranty do I get?
A workmanship warranty from us on paper, plus the manufacturer material warranty, which usually needs a certified installer and proper ventilation to stay valid.
