A water stain on the ceiling is rarely under the hole. Water runs along the deck before it drips. We trace it back to where it is really getting in, which in this climate is usually flashing, a pipe boot, a skylight seal, or a valley, not the whole roof failing.

What matters here in Oregon
Most valley leaks show up in the first hard rains of fall, after a dry summer has shrunk old sealant and pipe boots. The fix is usually a specific component, not a tear-off, and a good repair buys years.
The exception is a roof that is simply at the end of its life, with brittle shingles and bare granule loss across the whole field. Patching that is throwing money at it. We will tell you honestly which one you have.
Coast homes get wind-driven rain that pushes water uphill under the courses. Repairs there often mean resealing rake edges and adding fasteners, not just swapping a shingle.
How it goes
The process, start to finish
- Call and describe it. Where the stain is, how old the roof is, when it started.
- Inspection. We get on the roof and in the attic if we can, and trace the water to the source.
- Written estimate. You get the repair scope and price, plus an honest read on whether repair or replacement makes sense.
- Repair. We fix the component, seal it properly, and check the surrounding area.
- Verify. We water-test where practical and tell you what to watch for.

Good to know
Should I repair or replace?
If the leak is a component and the rest of the roof has years left, repair. If shingles are brittle and shedding granules across the whole roof, replacement is the better spend. We will show you what we see.
Do you do emergency tarping?
Yes. If a storm opens the roof up, we can tarp it to stop the water, then schedule the permanent repair.
Will the repair match my roof?
We get as close as possible on color and profile. On older roofs the shingles have faded, so a repair patch may be visible up close even when the shingle is correct.
How much does a repair cost?
Small flashing and boot repairs are usually a few hundred dollars. Valley work, rot repair, and skylight re-flashing cost more. You get the number in writing before we start.
